Beyond the monthly numbers

Three things buyers and sellers can see in the numbers.

These findings come from Jericho existing-home sales during the 12 months ending August 2026.

Jericho’s high-end market

More than one-third sold for $1.5 million or more.

31 of 85 homes sold at or above $1.5 million. Their median sales price was $1,920,000.

Homes sold above asking

One in three sold above asking—with sizable premiums.

30 of 85 homes sold above asking. Among those homes, the average was approximately $109,025 over.

Time on the market

Faster sales had stronger results.

71% of homes selling within 14 days closed above asking. None of the homes taking more than 60 days did, and approximately 52% of those longer sales had a price reduction.

These are market patterns, not guarantees. Price range, school area, condition, competition and property-specific features all influence an individual result.

A closer local comparison

Home values differed across Jericho’s reported high-school areas.

This compares existing-home sales by the high-school area reported in the MLS. Sample sizes differ, so use the results as local context—not a prediction for an individual home.

The median-price spread between these groups was approximately $242,500. That difference describes the homes that sold; it does not measure the effect of a school area by itself.
